TowerPinkster, an architecture, engineering, and interior design firm based in Michigan, is looking for a talented Commissioning Agent. This position is responsible for Building Systems Commissioning projects to ensure the Owner’s Project Requirements are met throughout the project. Commissioning is a quality assurance service to ensure that building systems work as intended through a systematic, documented, and collaborative process involving peer review, construction observations, functional testing, and training.
POSITION RESPONSIBILITIES + EXPECTATIONS
GENERAL DELIVERABLES
Serve as the Commissioning Agent for various commissioning efforts
Write reports and create necessary documentation, as well as perform other administrative duties, including the Final Commissioning Report at the conclusion of each project.
Development of commissioning plans and readiness schedules
Conduct site observation surveys and prepare field reports on the status of projects and completion of projects with respect to compliance
Ensure safe working conditions, while communicating project safety requirements per regulations
Participate in professional trade associations and organizations
PROJECT PHASE DELIVERABLES
Effectively execute required deliverables within every phase of the project
Pre-Construction and Design Phase
Review and provide constructive feedback on the basis of design document
Create and carry out test procedures while diagnosing and troubleshooting faults and repairs
Review equipment submittals and provide useful comments, ensuring the project requirements and specifications are met
Develop pre-functional and functional test procedures
Construction Phase
Schedules commissioning activities with the General Contractor/Construction Manager
Conducts the commissioning kick-off and then regular meetings with the General Contractor/Construction Manager, contractors, and owner
Provides clear and regular communications and consultations with all necessary parties
Coordinates and directs the commissioning activities using consistent protocols and forms
Maintains centralized documentation of the commissioning process
Frequently updates timelines and schedules
Review construction meeting minutes for revisions/substitutions relating to the commissioning process
Conducts site observations, surveys, and prepares field reports on the status of projects and completion of projects with respect to compliance
Attend selected planning and job-site meetings to obtain information on construction progress
Prepare general condition survey reports
Tracks and reports commissioning activities, test results, deficiencies, and checklists
Witness tests and startups, and document results and provide reports to owners
Reviews the TAB report and provides useful comments
Analyze any functional performance trend logs and monitor data to verity performance
Draft and assemble final commissioning reports and systems manual
CLOSE OUT PHASE
Conduct warranty walk through, document results, and report to owner
Review owner training plan and provide useful comments
Review the operations and maintenance manuals and provide useful comments
Suggest improvements and offer guidance on operational procedures
ENHANCED Cx ACTIVITIES
Before startup, gather and review the current control sequences and interlocks and work with contractors and design engineers until sufficient clarity has been obtained, in writing, to be able to write detailed testing procedures
Review and comment on normal Contractor submittals applicable to systems being commissioned for compliance with commissioning needs, concurrent with the A/E reviews
Witness all or part of the HVAC piping test and flushing procedure, sufficient to be confident that proper procedures were followed. Document this testing and include the documentation in O&M manuals. Notify owner's representative of any deficiencies in results or procedures

Approve air and water systems balancing by spot testing, by reviewing completed reports and by selected site observation
CLIENT RELATIONS
Conduct Commissioning Kickoff Meetings with clients, owners and contractors
Work with clients to develop full scope of project requirements
Work with clients to develop the owner’s project requirements
Partner with clients to advise on problem resolution within the scope of the design
Make improvements and offer guidance on operation procedures for clients
Manage positive existing client relationships and develop relationships with future clients
Partner with contractors for design specifications. Ensure that equipment operates as intended while meeting the basis of design and conforming to the owner’s project requirements
Competent development of temperature control diagrams, point lists, and sequence of operations

POSITION QUALIFICATIONS
Associate‘s or Bachelor’s Degree in HVAC, mechanical engineering or related discipline
Four or more years of experience as a mechanical designer or in the field of commissioning
Professional Licensure and relevant Commissioning Certifications a plus
Ability to perform tasks with accuracy within Word, Excel, Bluebeam, and Google Suite software programs
Knowledge proficiency of standards and codes, specifically:
ASHRAE Standards: 202, 230
ASHRAE Guidelines: 0.2, 0, 1.1, 1.2, 1.3, 1.4, 4
Codes: Building, Mechanical, Plumbing, Electrical, Life Safety
Knowledge and understanding of construction documents
Knowledge of temperature controls
Field HVAC experience is a plus
LEED Accredited Professional is a plus
